Common Cottage Plumbing Issues
I can't get water to my cottage.
Typical Issues Causing No Water at the Cottage:
1. Issue with the water supply line from the lake to the cottage.
2. Foot valve has weakened and doesn't allow the jet pump pump to maintain it's prime.
3. Worn out jet pump or submersible pump.
4. If you have a submersible pump, it could be the control box, wiring, pitless adaptor o-ring, or pressure switch.
My jet pump won't stop running
The main reasons a jet pump continuously runs is because:
1. The pump has lost it's prime
2. The pump is old and weak
3. The pressure tank is expired - this typically causes the pump to cycle on and off quickly.
I have a water access cottage, do you service these?
Yes!
We have a boat located at Honey Harbour and Parry Sound. We also have a trailer to allow us to service inland water access cottages.
Whether you are looking for a service call for some small repairs or a major renovation, we accommodate all types of plumbing service needs.
I have no hot water from my electric hot water heater.
No hot water troubleshooting:
Here are a few troubleshooting steps to help determine your no hot water issue:
1. Check the water supply valve to the hot water tank is open.
2. Check the breaker is turned on for your hot water tank. Sometimes these can trip while you are away from your cottage.
3. One or both of your hot water tank elements could be burned out. If you replace one, we always recommend replacing both.
4. The thermostat may be faulty.
If your tank is over 10 years old, we recommend replacing it vs repairing the elements or thermostat.
Also, we do not service or replace propane or gas water heaters, this requires an HVAC license.
Why are my drains backed up at my cottage?
Common troubleshooting tips for backed up drain issues:
1. Question when the last time you had your septic tank pumped. If your tank is full, a plumber will not be able to help you.
2. If your septic tank is not full, do you have a sewage ejection pump and pit? If yes, your sewage pump may be faulty or the float in the sewage pump is stuck.
3. Your drains may be clogged and require clearing with a drain snake.
4. IF this happens frequently, you may have an issues with the way your plumbing is piped which possibly has back fall, no fall, or even improper fittings.
How do I use cottage plumbing in the winter?
In order to be able to use your potable water and sewage drains in the winter, you will first need to consider whether you have the ability to make the following happen:
1. You need to have a reliable heated space which contains all of your plumbing lines, drains, hot water tank, etc. such as a propane furnace with an electric back up. A Generac generator is also highly recommended.
2. All plumbing water lines and shower valves need to be on interior walls.
3. If you have these first 2 things completed, then you can consider having plumbing service in the winter.
In addition to having a reliable heat source, you also will need to install heat trace lines for both your potable water line as well as your sewage line regardless of whether you have a forced main pump line or if your sewage line drains by gravity to your septic.

For most plumbing service calls, we don't provide quotes, but our rate summary listed to the right shows a breakdown of our billing practices. Often, we don't know exactly what we're getting in to...it could be a simple float replacement or the sump pump or sewage pump needs to be replaced and related piping needs to be re-worked due to previous careless workmanship.
We operate on a highly professional standard and we don't believe in "over-selling" or "up-selling" our customers just to get more money. Our objective is to do the job right with quality materials AND quality workmanship.
